1. Call your lender
Find out your exact payoff amount for your current mortgage. You'll need this amount for the third step.
2. Price your home
Determine the market value of your home. More specifically, let the experts price your home.
3. Estimate cost and proceeds
Your agent can give you a very close estimate of costs including commission paid, taxes, and closing costs. If you are buying a new home you must factor in downpayment, cost of the loan, home inspection, and moving costs. Next deduct all costs from the market value of your home and you'll have a clearer picture of proceeds from the sale.
4. Repair and stage
Fix any critical issues with your home. Buyers will typically pay more to not have to deal with repairs. Stick to the essentials such as the roof, plumbing, electrical, etc.
5. Be accessable
